    GENERAL CONDITIONS
     
    The Agency and the client undertake to fulfill this contract according to the dictates of good faith.
     
    1. The Agency:
     Fox Iberia Relocation Consulting, Unip. Lda, headquartered at Rua 5 de Outubro 18-3, 1495-033 Algés, NIPC 516 390 066, AMI license 21584 assisted in this act by the designated Agent.
     
    2. Purpose:
     The client declares that he has the legitimacy to hire the agency in order to achieve the object defined in the particular conditions and the latter declares a delinquency in order to achieve that objective.
     
    3. Contracting Regime:
     The agency acknowledges that the client was already in touch with other agencies prior. As a consequence, the agency will not seek any remuneration from the client should they close a business with another party.
     
    4. Remuneration:
         4.1. In the case of a purchase demand, the Client will pay the Agency, as remuneration, a commission of 3% of the effective value of the deal, plus VAT at the legal rate in force, on the day the deal is concluded. If the Agency receives remuneration from the counterparts of the business, the Client is exempt from any payment. Down payment of € 500.00 + VAT, non-refundable but deductable from final invoice.
     
         4.2. In the case of renting, the Client will pay the Agency, as remuneration, a commission corresponding to 10% of the total rents of the first year, plus VAT at the legal rate in force (23%). Down payment of € 150.00 + VAT, non-refundable but deductable from final invoice.
     
    5. Term of Contract
       This contract is valid for 3 months from the date of its conclusion, automatically expiring on expiry if the Agency does not achieve the objective set out in this contract.
     
    6. Scope of Work
    • Define a clear search brief highlighting essential criteria and preferred locations;
    • Search for quality properties across all agencies, private owners and offline through an existing network;
    • Operate across the Lisbon, Setúbal districts, Alentejo, and the Algarve. For other regions, a network of partners can source available properties;
    • Organize visits with the client or do a video in the eventuality they cannot be present;
    • Verify all legal documents, contracts, and the property paperwork;
    • Create a compelling offer to secure the property;
    • Open all utilities in the client’s name, including: water, electricity, gas, and the internet.
     
    7. GDPR, Advertising, and Documentation
         7.1. The client authorizes the agency to store and use his personal data strictly in compliance with this contract or to promote real estate in the portfolio
     
        7.2. The Client undertakes to provide all documents necessary to promote and close the deal.
     
    8. Guarantees of Mediation Activity:
        To guarantee the liability arising from its professional activity, the Agency  entered into a civil liability insurance contract in the amount of 150,000 Euros, policy No. RC 651 684 18 through Fidelidade Mundial, S.A.
     
    9. Alternative Conflict Resolution:
     In order to settle any disputes arising from the execution of this contract, the parties agree to appeal to the Lisbon arbitration center.
